For homes that sit empty part of the year.

An empty home can't tell you when something's wrong. We visit, check and report, so a small drip gets fixed before it becomes a big repair.

  • Snowbirds

You winter in Miami and summer somewhere else. We look after the house through the heat, the rain and hurricane season.

  • Owners abroad

You live in another country and visit when you can. We're your team on the ground, in English or Spanish.

  • Second homes

A place for long weekends and holidays. Between visits, it's checked regularly and you always know how it's doing.

Two plans. One standard of care.

Essential covers what every empty home needs. Plus visits every week and takes care of the comings and goings.

  • Priority response

Hurricane season, handled.

From June to November, every Home Watch home follows the same protocol, so you don't have to watch the forecast from far away.

  1. Pre-storm checklist

When a storm is forecast, we run the pre-storm checklist: doors and windows, drains, and anything outside that could become a hazard.

    Every plan

  2. Storm prep, coordinated

With Plus, we coordinate storm prep before a named storm: vendors lined up, shutters scheduled if you've added them, and you kept in the loop.

    Plus

  3. Post-storm inspection

As soon as it's safe, we inspect inside and out and post a photo report to your portal.

    Every plan · Photo report

  4. Repairs and claims

Damage is handled with vetted, insured pros within your approval limit; anything above it waits for your OK. If you file an insurance claim, we can document it for you.

    Approval limit

Shutters and claims, on request. Hurricane shutter installation and removal, and insurance claim support, are available as add-ons, quoted per job.

A photo report after every visit.

Each visit is logged in your owner portal with dated photos and notes, so you can see your home from wherever you are.

  • Dated photos of everything we checked
  • Anything we find, flagged with what we recommend
  • Repairs above your limit wait for your OK

Light corrosion at the water heater valve. Our plumber recommends replacing it. It's above your approval limit, so we're asking first.

Questions owners ask

Who is Home Watch for?

Owners whose Miami home sits empty part of the year: snowbirds, owners who live abroad and anyone with a second home. If nobody's there to notice a leak or a struggling AC, we are.

What happens if you find a problem?

You hear from us right away, with photos. Repairs within your approval limit are handled with vetted pros; anything above it waits for your OK. True emergencies, like an active leak, are stopped first and explained right after.

What happens when a hurricane is coming?

Every plan includes our pre-storm checklist and a post-storm inspection as soon as it's safe. With Plus, we also coordinate storm prep before a named storm. Shutter installation and removal is available as an add-on.

How much does Home Watch cost?

It depends on the home and the plan, so there's no price list. You get a personal Home Watch quote, in writing, within one business day of sending the form.

Can my home become a rental later?

Yes. If you decide to rent it, short-term or long-term, we can quote that too, with the same team and the same owner portal.

Who's watching your home while you're away?

Tell us about the home and the months you're away. Our Miami team replies within one business day with the plan we'd recommend.
