Draft · Last updated November 5, 2026
1. Agreement to these Terms
These Terms of Use govern your use of trankeylo.com and the tranKEYlo owner portal (together, the “Site”). By using the Site, you agree to these Terms. If you do not agree, please do not use the Site.
2. Who we are
tranKEYlo provides short- and long-term property management services in Miami-Dade County, Florida.
[Insert legal entity name, Florida real estate brokerage name and license number. Under Chapter 475 of the Florida Statutes, managing rental property for others for compensation generally requires a licensed real estate broker; counsel to confirm the applicable licenses and any exemptions for vacation rentals.]
3. Information on the Site
Content on the Site is for general information only and is not legal, tax, financial or investment advice. Figures, examples, portal previews and reviews shown on the Site may be illustrative.
4. Rental estimates
Rental estimates, whether generated automatically or prepared by our team, are good-faith projections based on available data and assumptions. They are not appraisals and are not a promise or guarantee of income, occupancy, nightly rates or rent. Actual results depend on factors such as season, events, condition, pricing, regulations and the market.
5. No services until an agreement is signed
Sending an enquiry or contacting us does not create a management, agency or brokerage relationship. We provide property management services only under a written management agreement signed by you and us. If that agreement conflicts with these Terms, the management agreement controls.
6. Owner portal accounts
Keep your login details confidential and tell us right away about any unauthorized use. You are responsible for activity under your account. The portal shows records as of the time displayed; your statements and management agreement govern payments. We may suspend access to protect the Site, our clients or their guests and tenants.
7. Acceptable use
When using the Site, you agree not to:
- Use the Site for any unlawful, fraudulent or harmful purpose.
- Interfere with or try to bypass the Site's security, or access accounts or data that are not yours.
- Scrape, copy or harvest content or data by automated means without our written permission.
- Submit false information, or information about another person without their permission.
- Upload viruses or other malicious code.
8. Local rules and owner responsibilities
Short-term and long-term rentals in Miami-Dade County are subject to city, county, state and association rules, which change over time. We help identify the rules that apply to a home, but responsibility for permits, registrations, taxes and association approvals is allocated in the management agreement.
9. Fair housing
We are committed to the federal Fair Housing Act, the Florida Fair Housing Act and applicable local ordinances. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin or any other status protected by law. Equal Housing Opportunity.
10. Intellectual property
The Site, including its text, design, photos, software and the tranKEYlo name and logo, belongs to tranKEYlo or its licensors and is protected by law. Airbnb, VRBO, Booking.com and other third-party names are trademarks of their owners and are used only to describe the platforms we work with; no endorsement is implied.
11. Third-party sites and services
The Site may link to or rely on third-party sites and services. We are not responsible for their content, policies or availability.
12. Disclaimers
To the fullest extent permitted by law, the Site is provided “as is” and “as available”, without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose and non-infringement.
13. Limitation of liability
To the fullest extent permitted by law, tranKEYlo will not be liable for indirect, incidental, special, consequential or punitive damages arising from your use of the Site, and our total liability for any claim relating to the Site will not exceed one hundred U.S. dollars (US$100). [Counsel to confirm.] This section does not limit liability under a signed management agreement, which has its own terms.
14. Indemnity
You agree to indemnify and hold tranKEYlo harmless from claims arising out of your misuse of the Site or your violation of these Terms.
15. Governing law and venue
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Any dispute relating to the Site will be brought in the state or federal courts located in Miami-Dade County, Florida.
16. Changes
